Break-even: you saved $13,920 over 5 years. At $259/month extra cost, you burn through those savings in 53.7 months (about year 9.5). From year 10 onward, the fixed rate would have been cheaper overall.

Find the rate where total ARM cost = total fixed cost over your planned holding period. In our example, if the ARM adjusts to anything above 6.7%, the fixed rate wins by year 10.
